Rental Rules
Rental Rules:
- Guest agrees to abide by the Rental Rules at all times while on the property. Guest shall cause all members of the rental party and anyone else guest permits on the property to abide by the rules at all times while at the property, as well as the rental agreement.
- Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
Check In: 4 PM | Check Out 10 AM
- During peak season there are no early Check Ins or Check Out times, these times are necessary for our cleaning crew to clean and prepare the home for our guests.
- Other times - we will try our level best to accommodate your request as long as the units are ready for check in.
Cancellation Policy:
- If guest wishes to cancel his/her reservation it must be requested in writing.
- Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid.
- Travelers who cancel between 14 and 30 days before check-in, they'll get back 50% of original booking amount.
- No refund for cancelations within 14 days of Check-in date.
Insurance: We encourage all renters to purchase travelers insurance. In the event that there is a storm or hurricane and the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane/Weather Warning” area I will refund:
- a. Any unused portion of the rent from a guest currently registered;
- b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the “Tropical Storm/Hurricane Warning” is lifted, and
- c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the mandatory evacuation “Tropical Storm/Hurricane Warning” period.
Payment:
- Acceptable payment method is Paypal and 100% of booking amount will be charged thru Paypal as part of the initial booking.
- Please be aware that are security cameras installed on the exterior of the home to protect the house when it’s vacant. No cameras are located inside the house, so the cameras can only see what your neighbors can see.
- MASTER TENANT AFFIRMS THAT HE/SHE IS AN ADULT 21 YEARS OF AGE OR OLDER AND THE PROPERTY WILL NOT BE OCCUPIED BY ANY MINORS UNLESS AN ADULT IS PRESENT DURING THE ENTIRE LEASE TERM.
- Smoking on the deck or outside of the property only. Smoking is not permitted inside the property/house.
- Any and all persons in the property is the sole responsibility of the Guest. All of the units are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occurs while on the premises.
- The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- Keep the property and all furnishings in good order.
- Only use appliances for their intended uses.
- All trash is to be removed and properly disposed of in the parking area trash bin.
- Upon your arrival, please inspect the property and inform owner immediately of any issues.
- Any default by the tenant under the terms and conditions of this lease shall result in the termination of this lease and the property must be vacated immediately with no refund to the tenant. Eviction will take place in any situation where tenants have received (2) warnings and/or police summons for any infraction of the law.
- The white towels or linens and blankets are to be used inside the unit only they are not allowed to be taken to or used on the beach. Beach towels are not included with the rental.
- Cancellation. Request by the Guest to cancel this rental agreement must be in writing.
- It is hereby agreed between the parties hereto that the terms of this Lease shall be binding upon their heirs, administrators, executors and/or assigns.
- Guest agrees to surrender and give peaceful possession of leased premises to Homeowner, in good condition at termination of lease (reasonable wear and tear expected) and to replace, repair or pay for all breakage or damage to the property or furnishings contained therein.
- All federal, state, and local laws and noise ordinances are to be strictly obeyed. It is expected that Guests will act in a manner that is respectful to other guests in the building.
- Panama City Properties only - Parking. There are two (2) parking spaces provided for two vehicles and unit # is marked on the parking lot. ALL OTHERS ARE SUBJECT TO TOWING AT OWNER’S EXPENSE.
- In addition, from time to time, appliances, cable TV, water, electricity etc. may break down or malfunction. Although we cannot refund any monies due to any issues that may be beyond our control, we will respond as quickly as possible to make repairs and restore amenities
